The before tax cash flow analysis tool forecasts your before tax cash flows each year for the next 5, or 10 year period, integrating your specified inflation rates. Additionally, the sales analysis grid allows you to view the anticipated sale value for each year, as well as net sales proceeds if you were to sell in any of those years. The internal rate of return analysis reveals your IRR for each year, as well as Gross and Net present value of your property.
AFTER TAX CASH FLOW ANALYSIS
The After tax cash flow analysis tool calculates your tax liability on your property's rental income, revealing after tax cash flows each year for the next 5, or 10 year period. It also determines tax on gain capital gains from the sale of the property, and taxes on depreciation taken. The IRR, Gross and Net present value for your rental property are also calculated here.

This feature allows you to view the property investment as if you were going to pay all cash (no financing/mortgage). In addition to the above features, it allows you to compare your rate of return to the financing scenario, so you can determine which option looks better for your rental property.
